The Process

  • L & L Estate Liquidation DFW works on a Commission basis with no surprise fees.  
  • We find out the needs and expectations of the customer in the initial assessment.
  • We organize, sort, clean and display the contents of the estate in an attractive manner.  We arrange furniture and decor to best display your items for the estate sale.
  • We have an extensive knowledge of resale pricing and are always in tune with the fair market value of antiques, collectibles, Current & vintage home furnishings, decor, clothing, electronics, tools, In addition to our knowledge,  will utilize every resource available (from print to other professionals) to make sure your items are priced right.  
  • We will advertise your estate sale at no cost to you.  We utilize every resource that benefits each individual sale.  We utilize Estatesales.net, which has over 10,000 subscribers.  We will advertise on-line, making use of local and national websites.

  • We use social media to connect with customers and attract a new generation of estate sale shoppers.  We also use directional signage during the sale to attract passerby traffic and to make sure people can find your estate sale.
  • We conduct the estate sale (typically 2 -3 days, longer if needed) in an organized and professional manner.  Taking every consideration with your home and belongings.  We always staff our estate sales accordingly to make sure everything is under control.
  • We accept Cash and Zelle. 
  • After the estate sale we will handle clean-up of the property. Typically completed the day after the sale. Leftover items can be donated (which we can arrange) or kept.  It is always up to the client.  The home will also be swept, vacuumed & a basic cleaning will be done.
  • Your payment will be sent out within five days. Checks are usually sent on Wednesday. You will receive any pertinent information regarding your sale, donation receipts, tracking, accounting and of course, your check.

PREPARING FOR A SALE...



What you should and should not do-

Do NOT dispose of anything prior to the assessment.  You would be surprised what people will buy!


Do pack and remove personal and confidential items prior to the start of setup.  i.e. personal paperwork, past taxes, family photos, videos, etc.  


Do find out if your HOA or community allows Estate Sales.  We can obtain permits if needed, be we cannot get around strict HOA policies.  If you are in a gated community, please make sure they will cooperate with us.  Please make sure signage is allowed.  If people cannot get to your sale, it will be very difficult for us to be successful for you.


Do plan on being away during the sale.  An estate sale can be a very emotional experience and also very stressful.  If a family member is present, it will often make shoppers very uncomfortable and many will even leave.  


Do remember to leave the Electric and Water on for your estate sale company.
